About the Client: St. John the Baptist Church is a new, enlarged facility for an over 100 year-old congregation relocating from Capitola, California.

Project Description: St. John’s new site in Aptos brings new meeting, school, office, and worship space in an architecturally significant 5,300 square feet, single-story building. The new facility is on a larger lot with additional space for parking, outdoor activities, and landscaping. The space most recently developed is the first in a phased master plan that calls for future expanded school and meeting space as well as a new sanctuary and caretaker residence.

Special Features and Challenges: Special efforts included coordination with many individuals from the Church, nearly all volunteers, in their responsibilities on the building committee. Nova also facilitated a challenging value engineering process to align the existing design elements with the realistic project budget and fundraising targets.

Nova Partners’ Role: Nova Partners was engaged as an advisory project manager to St. John’s, joining a team that had been working for many years to plan the Church’s new home. Nova initially assisted St. John’s by providing a preliminary cost model on the existing design and managing the contractor selection process. As the Church’s fundraising and other planning efforts continued, Nova was engaged to provide additional project management services including full-service forecasting of total project costs and schedule in relationship to St. John’s capital campaign. Nova’s project management role continued through completion of design, value engineering, bidding, and construction.
