The University of California, Santa Cruz (UCSC), opened in 1965 and grew, one college at a time, to its current (2006-07) enrollment of about 15,000 undergraduate and graduate students. The campus is embarking on facility expansions to support a target student population of 19,500 by 2020, as well as providing additional office, research space, and housing for faculty and staff.
This was a complex, apartment-to-condominium conversion project of 50 units of faculty housing on the UCSC campus. The project was completed using a multiple-prime approach and in phases that addressed roofing, interiors, exterior cladding, site, and landscaping.
This project required a close working relationship with University Physical Planning & Construction and Colleges & University Housing Services to develop the project plan and schedule with sensitivity to the budget and the new homeowners. Nova performed a detailed site survey of the occupied apartments to identify the specific needs of the individual units.
Nova Partners was selected by UCSC as both the project manager and construction manager. Nova provided support to the university with cost-consulting services and preconstruction services involving the preparation of bid qualification documents and contracts, as well as providing critical path scheduling. During construction, Nova provided contract and budget management services, document control, and overall project coordination. Nova also led the overall project quality program as well as final closeout procedures.
