275 Battery is a 28-floor, Cass-A high-rise in downtown San Francisco. The property was purchased by Rockpoint Group in 2014. Rockpoint is an investment group that acquires, renovates, manages, and sells assets in Boston, Dallas, and San Francisco markets. 275 Battery is one out of roughly a dozen properties in their San Francisco portfolio.
The capital improvement projects at 275 Battery include renovations to the lobby and back plaza area, as well as upgrades and improvements to the below-grade parking garage. The capital plan also features additions of building amenities such as a building management/ conference center, the build-out of a ground floor lounge, a bike storage area, showers, and lockers.
These capital improvements serve the bottom line by increasing tenant demand, and therefore $/sf for rent, to a Class-A building in the bustling downtown San Francisco market.
Nova Partners was hired as the construction project manager and was responsible for complete construction management, including pre-construction services, coordination of the bidding process, and managing the project schedule and budget to successful completion.
