About This Project

About the Project: BioMed Realty continues to expand its presence in South San Francisco with the latest phase of its new ground-up Gateway of the Pacific Campus: Phase 5. The project consists of two new R&D buildings (approx. 262k gsf), one new parking structure (approx. 256k gsf, 659 stalls), and site and landscape improvements across the 8.85-acre development. 

The ground-up project will bolster BioMed Realty’s Gateway of the Pacific campus with tenant improvement-ready lab/ office spaces, outdoor areas primed for activation, and commuter-friendly paths. 

The warm shell and core buildings will be 5-stories each with central laboratory mechanical and electrical systems and vertical distribution. The project is targeting LEED Silver with Gold as an alternate certification. 

In addition, as part of Phase 5, the 2.76-acre Rail Spur will be developed to facilitate pedestrian and bicycle connections and site infrastructure for adjacent parcels. The linear park will be open to both the Gateway Development as well as to the public.

Nova’s Role: Nova’s role on the project centers on complete construction management, from preconstruction through construction and closeout phases. Thus far, Nova has directed the team through preconstruction by establishing the project schedule, mapping out the permitting strategy, and identifying risks and addressing potential issues throughout the design process. Nova also assisted in the development of the budget and managed consultant selection and contracts.
