About the client: BioMed Realty, a Blackstone portfolio company, is The Leading Provider of Real Estate Solutions to the Life Science Community.

Project Description: This approximate 430,000 gross square foot development consists of site and landscape improvements and the construction of the shell and core of the following:

1. Building B2 north (9 story) and B2 south (8 story)

2. The atrium connecting B2 north and B2 south

3. A 2-level below grade parking garage.

A limited amount of interior improvement is part of the scope of this project, including:

A. The atrium

B. Passenger elevator cabs in the atrium

C. All service/fire fighter elevator cabs in B2 north and B2 south

D. Passenger elevator cabs in the garage

E. The elevator and stair lobbies in the garage,

F. Restrooms

G. The bicycle support area including showers and restrooms, and (H) penthouse skybox amenity space.

Also included is a parking structure to support occupants of B2 and provide additional spaces required to meet shortfall of parking spaces for phase 1 over below grade.  The parking structure is connected below grade with underground parking being constructed with GOP 2 listed above.  Access to parking structure from Gateway Blvd through underground parking structure is being constructed under the GOP2 project scope.  BioMed Realty is delivering warm shell and core buildings with central laboratory mechanical and electrical systems and vertical distribution.  The project is targeting LEED Gold with Platinum as an alternate certification.

Nova Partners’ Role: Nova Partners was hired as the pre-construction manager and is responsible for complete pre-construction management, including completing the business plan process for GOP2, managing the consultant selection process for the identified design discipline(s), including preparation of RFP’s and contracts, as needed.  Role also includes assisting in development, revisions, and refinement of the overall design, permitting & construction schedules, and Local Agency approvals.  Lastly the role includes coordination of the general contractor bidding process, and managing the project schedule and budget to a successful completion
