About the Project: This project was the fourth floor that Instacart has leased in the 50 Beale St. building. This is a shared tenant floor with Instacart and another tenant on the floor. The landlord demoed the space to white box condition, and Instacart and the project team then coordinated the new full buildout of the space. The space includes an all-hands cafe area, two large training rooms, open offices, a study, two gender neutral shower/restroom build-outs, and conference rooms of varying sizes from individual phone rooms to large board rooms.
In total, the space is about 17,000 USF and has a seating count of 141 workstations and an additional 111 person capacity for the all hands and training room areas. This was achieved with a budget of $245K in soft costs, $3.5m in hard costs, and $1.1m in FF&E. The total construction duration was about 3.5 months.
Nova Partners’ Role: Nova Partners was hired as the construction project manager and was responsible for complete construction management, including vetting of all vendor bids, and managing the project schedule, coordinating owner managed scopes, landlord coordination and TI reimbursement, and tracking the budget to a successful project completion.
